Why Spring Matters for Home Maintenance in Central Florida

March in The Villages and surrounding areas means warmer temperatures, higher humidity, and the tail end of our dry season. It's an ideal window to spot problems before the summer heat and afternoon thunderstorms arrive. Whether you're a year-round resident or heading back north soon, a thorough inspection now can prevent costly repairs later.

Exterior and Roof

Start outside. Walk around your property and look for any roof damage—missing shingles, curling edges, or visible wear. Our Central Florida sun is intense, and shingles deteriorate faster here than in northern climates. Check your gutters and downspouts for debris, rust, or sagging sections. Clean leaves and pine needles that accumulated over winter.

Inspect your fascia, soffits, and any exposed wood trim for soft spots or signs of rot. Moisture and humidity make wood vulnerable, and this is easier to spot and address now than during the rainy summer months.

HVAC and Air Conditioning

Have your air conditioning unit serviced if you haven't already this year. A professional technician should clean the condenser coils, check refrigerant levels, and inspect the filter. Running your AC constantly in our climate means it works harder than most systems nationally—preventive maintenance here isn't optional.

Check that your thermostat is functioning properly and consider replacing the filter yourself if it's been more than a month since installation.

Plumbing and Water Intrusion

Look under sinks for leaks or discoloration. Check your water heater for rust or puddles beneath it. Walk your attic or crawl space if accessible and look for water stains on the underside of the roof or walls. Water intrusion is one of the fastest ways to damage a home in Florida's humidity.

Run water in all bathrooms and the kitchen and watch for slow drains—a common issue when mineral buildup accumulates in our pipes.

Foundation and Walls

Florida homes can develop foundation cracks due to soil settling and moisture fluctuations. Look for new cracks in the foundation, walls, or around window frames. Small hairline cracks are often normal, but anything wider than a quarter-inch warrants professional evaluation.

Check windows and doors for proper sealing. Our summer humidity can worsen air leaks, driving up cooling costs.

Pest and Wildlife

Look for signs of termites, ants, or other pests that thrive in our warm climate. Check around the foundation, in the attic, and along wooden structures. Spring is when pest activity increases. Early detection prevents expensive damage.

Ensure screens are intact and that no gaps exist around entry points where wildlife might enter.

Inside Your Home

Walk through each room. Check for water stains on ceilings or walls. Look at bathroom caulking and grout—moisture leads to mold growth quickly here. Test light switches, outlets, and appliances. Make a list of anything that needs attention before the heat and rain season arrive.

Keep It Simple
